Remodel Plumbing

The remodel plumbing partner your project deserves.

Moving a shower, floating a vanity, or putting a sink in the island changes everything behind the walls. Panda Plumbing carries the full plumbing scope of your remodel: supply, drain, and vent relocation, code-clean rough-in, and designer trim set dead level, with permits filed for you. Homeowners get one accountable crew. Contractors get a sub who shows up exactly when promised.

A Different Discipline

Remodel plumbing is not repair work with nicer fixtures.

A service call solves a problem that already exists. A remodel creates a new system inside an existing house, and the plumbing decides whether the design actually works. Relocating a drain means re-establishing slope and venting from the new fixture location. Moving supply lines means planning routes through framing that was never meant to carry them. Every one of those decisions gets buried behind tile and drywall, which is why each one has to be right the first time.

That is the work this shop was built around. We plumb to the designer’s spec and the general contractor’s schedule, stage each phase the way inspectors expect (rough-in, top-out, then trim), and leave labeled, legible work behind every access panel.

Panda Plumbing is licensed for the entire scope (CCB 227340, PB2288), and we file the plumbing permit on every remodel that needs one.

What your remodel asks of the plumbing

  • Supply, drain, and vent relocation planned to code
  • Rough-in that matches the drawings, not approximations
  • Valves and carriers set for the exact trim you chose
  • Plumbing permits filed and inspections scheduled
  • Fixtures and final connections set level and centered

Inspection-ready by design

We plumb so the inspector’s visit is a formality: correct venting, clean joints, nothing to red-tag. Your tile and cabinet schedule never stalls waiting on a plumbing correction.

Homeowners & Contractors

Two kinds of clients. One standard of work.

Some remodels have a homeowner running point. Others have a GC running twelve trades. We are built for both.

For homeowners

Remodels are disruptive enough without wondering when the plumber will show up. You get one accountable crew from the first video call to the final walkthrough, an exact price in writing before work begins, and a protected path from the front door to the work area: runners down, floors covered, worksite disinfected before we leave.

  • Exact 30-minute arrival slots, never a 4-hour window
  • Guaranteed written quote before any work begins
  • Concierge floor, landscaping, and site protection
  • Office follow-up after the job to confirm you are happy

For GCs & designers

We sub on remodels across the east Portland metro with our own license, bond, and insurance. Rough-ins arrive clean, labeled, and ready to pass the first inspection, and our scheduling discipline means your tile setter and cabinet installer are never waiting on the plumber. Good Questions

Remodel questions we hear every week.

Do you handle the whole remodel, or just the plumbing?
We carry the complete plumbing scope: demo-stage disconnects, rough-in, top-out, trim, and the permits that go with them. We are not a general contractor, so tile, cabinets, and electrical stay with your GC or other trades. We coordinate closely with them and sequence our visits so nobody on the project is waiting on plumbing.
Can you move a toilet or shower to a new wall?
Yes. Relocating fixtures is the heart of remodel plumbing. The drain gets re-run with proper slope, the vent re-established, and the supplies re-routed through the framing. Some moves are straightforward and some involve structural realities under the floor, so we scope yours on a 5-minute video call and give you an exact written price before anything is opened up.
Do you handle permits and inspections?
Always, on every remodel that requires them. We file the plumbing permit, build to code, and meet the inspector at rough-in and final. With more than 50 permitted projects on record, our work is set up to pass on the first visit so your project timeline never stalls.
Can we supply our own fixtures?
Yes. Plenty of clients fall in love with a specific faucet or tub, and we are glad to install what you supply. We review the spec sheets before rough-in so the in-wall valves match your trim exactly. If you want guidance, we install and trust Vola, Brizo, and Toto.
